Omnus Law is proud to announce Sheena S. Fioritto as a Partner. With over 20 years of experience in real estate and community association law, Sheena has established herself as a trusted advisor to homeowners' associations, condominium associations, and property managers throughout Michigan.

Her practice focuses on providing association boards and managers with strategic, proven legal guidance covering the entire spectrum of diverse legal issues, questions, and problems that associations encounter, including, but not limited to: amending and updating governing documents, bylaw enforcement, collecting unpaid assessments, lien recording and foreclosure proceedings, best practices for association use of reserve studies to optimize reserve funding, and overall regulatory compliance.

Recognized as a leading community association attorney in Michigan, Sheena has successfully represented association clients in complex disputes involving developers, condominium unit owners, and (in the HOA context) subdivision lot owners.

Her advocacy endeavors extend beyond legal representation to legislative reform efforts, as demonstrated by Sheena's serving as a Co-Chair of the Community Association Institute's Legislative Action Committee from 2020 to 2023. During this time, she played a key role in the Committee's drafting of House Bill 5019, introduced last session to create new and stronger checks against short-sighted condominium association boards that fail or refuse to fund association reserves responsibly by mandating that all associations procure professionally-prepared reserve studies and fund reserves adequately based on the studies obtained.

Sheena is also a dedicated educator, frequently delivering seminars and presentations on best practices for resolving the legal, social, and financial challenges facing modern community associations. Her leadership in advancing inclusive legal standards, including her advocacy through the Michigan Bar Association's LGBTQ+ Section, highlight her sincere commitment to diversity and equity.
